a. Personally Identifying Information. Our Site provides home buyers and sellers with various services related to real estate such as connecting them with professional real estate agents in their local area. In order to provide these services, we collect information from home buyers and sellers and present the information to local licensed real estate agents who uses the information to prepare an estimate for the service requested. If you are a homeowner, we collect personally identifying information, including your name, address, phone number, e-mail address, and information about your home and moving plans. If you are a licensed real estate agent or broker who is interested in preparing market evaluations and estimated selling price ranges for EZ Realty Connect, we collect your contact and professional information, including your name, company, address, phone number and e-mail address. We also collect e-mail addresses from users who register to receive our newsletter, EZ Realty News. Regardless of whether you are a home buyer or seller or a professional real estate agent, information that identifies you personally is collected from our Site only if you supply it voluntarily by entering it on our Site's forms.
b. E-mail Addresses. We collect e-mail addresses from both home buyers and sellers and professional real estate agents as part of providing our EZ Realty Connect services. We only send our e-mail newsletter to Site visitors who specifically request the newsletter. If you have registered to receive our newsletter, you may opt out of receiving future newsletters at any time. Please see the opting-out section below. Except as described in this policy, we will not disclose your email address to any third parties at any time.
c. Aggregate Information. We collect aggregate information about you and your use of our services. Such aggregate information includes, without limitation, site traffic, page views, and impressions. This aggregate information may be anonymously associated to you for our internal use only. However, we may collect, compile, store, publish or otherwise disclose or use any and all aggregate information, provided that, such information does not personally identify you.
d. Cookies. We currently use cookies to identify users and customize their experience on our site based on information they give us. Cookies are small pieces of information or files that are stored on a user's computer by the Web server through a user's browser for record keeping purposes. A cookie itself is not designed or intended to read any information from your computer (other than the contents of the cookie); rather, it is an identifier used by the Web site that originally placed it your hard drive. e. Clear Gifs (Web Beacons). We may employ a software technology called clear gifs (a.k.a. Web Beacons/Web Bugs), that help us better manage content on our site and marketing campaigns by telling us what content and which campaigns are effective. Clear gifs are tiny graphics, about the size of 1 pixel, with a unique identifier. Clear gifs are similar in function to cookies and are used to track the online movements of Web users.

Use and Disclosure of Data
Internal Use of Personal Information. In general, we use personal information internally to serve our users and to enhance and extend our relationship with our users. For example, by understanding how you use the Site from your computer, we are able to customize and personalize your experience. More specifically, we use personal information to complete transactions you have requested, to anticipate and resolve problems with our Site, to respond to customer support inquiries, and to send you periodic e-mail newsletters (provided you register to receive our newsletter). Disclosure of Personal Information. We disclose personal information when we have your consent to do so, as necessary to complete a transaction you have requested, for marketing purposes (unless you have chosen not to receive such communications, in certain business transactions), when required by law, or when permitted to protect our rights or property.

Security. We use highly secure methods and utilize the best technology to store and maintain personally identifying information and to protect it from loss, misuse, alternation or destruction by any unauthorized party.

Your Consent. We will disclose personal information with your consent, which we may obtain in writing, verbally, through online means or as part of a separate agreement. If new services are offered in the future that require disclosure of personal information to third parties or other uses of personal information not covered in this Policy, we will update this Policy to reflect the changes.

Internal Analysis. We may use information about you for our own internal statistical, design or operational purposes, such as to estimate our audience size, measure aggregate traffic patterns, and understand demographic, customer interest, purchasing and other trends among our users.

Transactions. We disclose personal information to professional real estate agents as necessary to complete a transaction you have requested. When a real estate agent acts solely on our behalf, we will require them to follow our privacy practices. As stated above, your personal information is forwarded to real estate agents in order to provide you with the services you request. We only forward your personal information up to four real estate agents in your immediate geographic location. The real estate agent may contact you via e-mail, telephone or other means at his or her discretion. We do not regulate how real estate agents use your information and are not responsible nor capable for removing your information from any third party lists. Please contact the third party service providers directly to be removed from their lists.

Protection of EZ Realty Connect and Others: We release personal information when we believe release is appropriate to comply with the law (e.g., a lawful subpoena, warrant or court order); to enforce or apply our policies; to initiate, render, bill, and collect for amounts owed to us; to protect our or our users' rights, property or safety; or to protect our users from fraudulent, abusive, or unlawful use of, our Site; or if we reasonably believe that an emergency involving immediate danger of death or serious physical injury to any person requires disclosure of communications or justifies disclosure of records without delay.

Company Transfers. Information about our Site users, including personally identifiable information, may be disclosed as part of any merger, acquisition, debt financing, sale of company assets, as well as in the event of an insolvency, bankruptcy or receivership in which personally identifiable information could be transferred to third parties as one of the business assets of the company.

Minors. We do not intend, and this site is not designed, to collect personal information from minors under the age of 18. If you are under 18 years old, you should not register for any services.
